Sugar Daddy says I'll lease it, but....

…I don’t want to run it. What would you do?

Thats just fine if he don’t want to run it. But he should atleast have the forethought of putting the right people in the right places.

One thing to keep in mind…the lease is the easy part! Do they have the money to keep it open? Is Dirt going to keep the profit center…Feb deal? If I have EVER spoken the truth on here it is be CAREFUL be VERY VERY CAREFUL! A lot of times folks think that somthing is a gold mine just to get the shaft! Make sure you have a plan for this track or any other track you may look at! The feel good feeling of saving racing when you sign the lease will soon be over if you do not make plans! Ask any owner of any track!

Questions to ask…
What equipment comes with the lease??? Graders, Tech, Concessions etc…
If you do not have the right equipment, do not waste your time!

What stipulations are in the lease? Will you have the track year round or special exemptions? Are they (Dirt) retaining all of the money makers and you are just keeping it open through out the year?

What events can you put on? If they reserve the right to the money makers, can you start your own special events, or do they have the rights to those also?

Just food for thought, I could go on but it would be a very very long post!
